9 TIPS TO HELP YOU
SELL YOUR HOME
The following are just some of the
items that will help you get your home sold quickly and hassle free.
Tip 1 STAY OUT OF THE WAY WHEN YOUR HOME IS BEING SHOWN BY A REALTOR
When a homebuyer is
shopping for a home they really don't want the seller to give them a
guided tour of the home'If they did, they would probably ask for it.
Either leave the home completely or be outside the home when the
customer is inside or visa versa. A buyer likes to look at their pace
without the pressure of the seller around.
Tip 2 DO AS MANY COSMETIC FIX-UP'S AS POSSIBLE
You've heard the expression
before'You never get a second chance at a first impression. Believe it
or not most buyers care more about how a property looks than substantive
improvements made by the seller. If needed, paint the walls, clean the
carpet, repair the faucet drip, manicure the lawn, clean out the garage,
the closets the basement and remove clutter whenever you find it.
Tip 3 HAVE THE HOME CLEAN'CLEAN'CLEAN
If you don't want to do it
yourself, hire someone to do it for you. Investing several hundred
dollars to pay someone to thoroughly clean your home can result in
thousands of dollars of increased sales price!
Tip 4 'STAGE' YOUR HOME FOR SHOWING
When you are notified that
your home will be shown you may consider doing some special things. Turn
on all the lights in the house; even if it's high noon and sunny
outside. Turn up the heat in the winter and turn down the air
conditioner in the summer. Turn on some soft mood music. Put a drop of
vanilla on the burner or some cookies in the oven. Pick up any stray
items. In short make your home look like a builders model home.
Tip 5 PROVIDE AN INCENTIVE FOR BUYERS TO PURCHASE YOUR HOME
If the market is 'soft' you
may want to pay for some of the buyers closing costs or offer to pay
some points to allow the buyer to get a below market interest rate.
Another incentive a seller could offer a buyer is to provide a painting
or carpet allowance. Sellers have even been known to leave a pool table,
boat or car as an incentive for buyers to select their home.
Tip 6 OFFER THE BUYER A HOME WARRANTY
A warranty takes away any
fears or concerns a buyer has about the mechanical components of the
home such as the refrigerator or heating and cooling system. Spending a
little bit of money here may prompt the buyer to offer you more than
enough as an offering price to more than pay for the home warranty.
Tip 7 GET A HOME INSPECTION RIGHT AWAY
It's very common for home
buyers to include in their purchase contract a provision that makes the
contract contingent upon a satisfactory home inspection. Rather than
wait for a buyer to write a contract with a contingency for a home
inspection, have an inspection done before you put the home on the
market for sale. This will eliminate the need for the contingency in the
contract plus provide peace of mind for the buyer. It should result in a
quicker sale and perhaps even a higher price.
Tip 8 PETS NEED TO BE IN A PLACE WHERE THEIR ODOR, SOUND, OR PRESENCE
DOES NOT TURN OFF, UPSET OR SCARE A PROSPECTIVE BUYER
Although these things may
not bother you it may bother a potential buyer.
Tip 9 PRICE YOUR HOME CORRECTLY
If you ignore every other
tip in this report, don't ignore this one. The single most important
item in getting your home sold is your asking price. If you price your
home too high, you will prevent potential buyers from looking at it'It
will be on the market for sale longer and you will get less money for
your home than if you priced it correctly from the beginning. Price your
home correctly from the beginning and it will sell quickly and for top
dollar!
