COSTLY MISTAKES HOME
SELLERS MAKE
Often times when
selling their home a seller will make mistakes that cost them time and
money.
Below you will find a list of 7
common mistakes to avoid.
Mistake #1
NOT GETTING A HOME INSPECTION
A high percentage of home
buyers place a contingency in their purchase agreement to have a
professional home inspection company do a thorough inspection of the
home they desire to purchase. This is true even if your home is not very
old and is in good condition. Books, newspaper articles and Realtors are
advising the home buyers to do this, plus it's relatively inexpensive
and gives the buyers peace of mind.
Since the buyer may ask for it
to be done why not do it yourself and eliminate the need for the buyer
to place the contingency in the contract. When you order it before a
contract is submitted, it's called a pre inspection and can give the
buyer confidence in selecting your home vs others for sale, plus you
will know ahead of time what the report will say. If anything needs
attention you can either repair it or provide an allowance for the new
buyer to repair it. The biggest benefit to having it done by you and not
the buyer, however, is that you eliminate a contingency in the contract
that could allow the buyer the right to back out of the purchase
agreement if they don't like what the inspection report shows'
Mistake #2 NOT ALLOWING SHORT NOTICE
SHOWINGS OR
HAVING RESTRICTED HOURS OF SHOWING
Although you would like to have
24 hours notice or, one hours notice, there are circumstances where your
ideal buyer can only see your home at a particular time of day or with
only a few minutes notice. An example of this would be when an out of
town buyer is in town looking at houses. A Realtor may select several
homes for the buyer to look at with pre set appointments set in advance.
When riding with the Realtor to look at the houses the home buyer may
point to a for sale sign on your home and say they would like to see it.
The out of town buyer may not have the flexibility to come back another
day or even at another time. They are in town to buy a home that day and
if you can't accommodate their schedule they simply may buy another
property and never look at your home. Do everything you can to
accommodate short notice showing requests and provide as much
flexibility as possible to accommodate buyers schedules.
Mistake #3 NOT PERMITTING A FOR SALE
SIGN
Some home sellers don't want
the neighbors to know they are moving'Guess what! Even if you don't put
out a for sale sign, the neighbors will know you are moving! A for sale
sign can be your best way to find a buyer for your home, make sure you
have one on your property.
Mistake #4 TELLING A POTENTIAL HOME
BUYER ABOUT
YOUR HOME WHILE THEY ARE LOOKING AT IT
When your home is being shown,
stay out of the way and don't talk with them about your home unless you
are specifically asked a question. Allow the home buyer to experience
your home with only the Realtor with them. I suggest you either leave
the home when it's being shown or be in one part of the home or outside.
Mistake #5 THINKING THAT NEWSPAPER ADS
AND OPEN
HOUSES WILL SELL YOUR HOME
If these two things really
worked then no one would list their home with a Realtor! Did you know
that when most Realtors sell their own homes they don't hold an open
house. Don't ask your Realtor to spend their time and money on things
that don't work really well. Newspaper ads that advertise an individual
home don't sell many houses. Advertising in general brings calls to the
Realtor but seldom do people buy the home they called about.
Mistake #6 EXPECTING THE LISTING
AGENT TO SELL YOUR
HOUSE
It's not uncommon for sellers
to think that if the Realtor who listed the property does not show it
all the time that they aren't doing their job. It is not the listing
agents job to sell your home'It is their job to make sure it sells. The
listing agents primary job is to market your home not to sell it'If the
listing agent happens to sell your home, that's terrific, but don't
expect it. If you follow all the advise in this special report, plus the
advise of your Realtor, your property will be shown by lots of Realtors
in your market area. Don't be upset if the Realtor you listed your home
with never shows your home!
Mistake #7 PRICING YOUR HOME TOO HIGH
This is the single biggest
mistake home sellers can make. In order to get your home sold there
first must be people looking at your home. People looking at your home
will come from the local Realtors in your market area. If the Realtors
in your area (That know what prices should be) believe that your home is
priced too high, they won't show it! And, if they do it may be to make
another home they are also showing look good. Listen carefully to your
Realtors advise and follow their lead. When you price your home
correctly from the beginning you will actually sell it for a higher
price than if you start out too high and later must reduce the price.
