Congratulations on relocating! I know that it’s both an exciting and a
scary time. To follow are suggestions that will help you in making sure
your move is as stress free and comfortable as possible:
Tip #1 Request a relocation package be sent to you. A
relocation package will give you a general overview of the area. If
you click on my relocation package button, I’ll be glad to send one
to you right away.
Tip #2 Do not automatically work with the real estate company
that you were referred to. Some employers have a pre-established
referral relationship with a real estate company in the city where
you are moving. What’s really important when you relocate is the
individual real estate agent that you work with. Make sure that the
individual agent you work with is your choice and not chosen for
you. You deserve to have the best buyer representation available
Accept nothing less than the best.
Tip #3 Use the internet to meet and develop a relationship
with a Realtor you are confident will get you the information you
want and that you feel personally comfortable with. You’ll want to
communicate via both email and phone as often as necessary before
you arrive in town. My job is not to sell you but to educate you on
our city, local community and those things that are of particular
interest or concern to you. Please call or email me to allow me to
get to know you and what you may be interested in.
Tip #4 I would highly recommend that before you arrive in
town to look at houses that you get pre qualified and pre approved
for a home loan. I will be happy to recommend several local lenders.
It can all be done via phone, fax and email and you will receive a
pre approval letter from the lender or mortgage broker. When you
find a home that you desire to purchase the pre approval letter will
allow you to negotiate a better price and certainly can be the tie
breaker if more than one contract are submitted on the same
property. Just ask and I’ll put you in touch with several people
that can help you.
Tip #5 Before you leave home allow a ?local? to assist you
with hotel and restaurant information and any other things that you
may need when you arrive. So often I see people staying in the wrong
part of town or a hotel that’s not really suited to their
requirements. I’d be happy to offer my personal recommendations if
you desire.
Tip #6 After you arrive in town I suggest that you get a
grand tour of the entire area. Before looking at individual homes
get an entire overview of the area. Get a feel for the
infrastructure to include roads, traffic, shopping and recreation
before looking at houses. It would be a privilege for me to conduct
this tour for you and your family.
Tip #7 After you have a feel for the entire area then you
will be able to select a specific part of town that you like best.
Your next step will be to look at individual communities and drive
by homes that are for sale. After you find a neighborhood that
appeals to you then it’s appropriate to look at the inside of homes
for sale.
Tip #8 It’s critical that you look at houses with a Realtor
that is representing you and not the seller. Our state has a law
that requires a Realtor to disclose in writing who they represent.
When a Realtor is representing you they will do everything legally
to help you get your best buy. I am an expert at buyer
representation and would look forward to representing you when
looking at homes.
Tip #9 Work with a Realtor that will look out for and protect
your interests. When you find the home you want to purchase, it’s
important to have the opportunity to have a home inspection,
warranty, pest inspection, plus the ability to have any other third
party expert check out the home. I know who these people are and
will also suggest insurance, title and other settlement service
providers that will provide the best service for you.
Tip #10 After you purchase your home and get settled in you
will need to know who to call for your every day services. You will
want a list of people and companies that provide the basic services
that you will need. Over the years I have assembled a list of
quality people and companies that include who to call for a hair
cut, house painting, dentist, lawn service, house cleaning, golf or
tennis pro for lessons, etc. It would be my pleasure to provide you
with information when I meet you. The above tips represent an
overview of some things you should consider when relocating and
selecting a Realtor. I hope you found them helpful. Please call or
email me so that I can assist you with all of your relocation needs.
I look forward to hearing from you.
If you are considering selling
your home, I would welcome the opportunity to advise you and consult
with you on how to get top dollar, plus sell it quickly.
I look forward to hearing from
you.
